Services - New Construction Painting

Priming:

Kilz Latex Primer on walls, and closets,  Dulux Ultra Primer on ceilings
Orange, red, or very dark colours need tinted primer
Bathrooms get brush prime around shower / or tub enclosures
Applied by 20mm roller –  takes 1-2 days per house

Prime Check

Tinted CGC mud applied to walls, ceilings, and closets
Bigger gashes get 2 passes
Prime checker uses flood light for enhanced vision – takes 1-2 days

Ceilings and Closets:

Prime check patches get sponge sanded
Prime check patches get  15mm roller primed with either Kilz primer or Dulux 7700
Room angles get airless spray primed using Kilz primer
Entire Closets, Ceilings, and top foot of wall gets poll sanded using 100 or 120 poll sanded
Ceilings and Closets get airless spray (Graco 490) using RAC 417 using Dulux 7700 High Hide white or off-white
Windows, fireplaces, door hinges, tools, and vulnerable items  are masked with plastic and Green tape
Ceilings are checked and spray touched up if necessary the next day during daylight. Plastic comes down from the windows after touch ups

First Coat:

Prime check patched  are sponge sanded
Prime check patches are 15mm roller primed using Kilz latex primer
Entire walls get 100 or 120 grit poll sand
Room colours are labeled using green tape and black sharpie on window panes
Walls get  15mm rolled using 10% thinned Dulux  Lifemaster Eggshell
Bathrooms and Laundry room are 15mm rolled using 10% thinned Dulux Lifemaster Pearl
Angles get hand brushed using 2.5 inch sash brush (10% thin optional on white bases)
Brusher leaves one eighth gap below ceilings
Brusher additionally prime checks ceiling perimeters and high wall nicks while performing high cuts – additional prime check is immediately lightly first coated by brusher
Brusher cleans ceiling to wall angle corners with 1 inch trowel, touches up ceiling corners  using 1.5 inch brush, and brings wall cut against ceiling corner
Closet ceiling corners are touched up simultaneously

Windows and Doors – (If the floors are in):

Home Depot Construction paper is laid out and Green or Blue taped to the hard wood floor and tile floor room perimeter for floor protection. Hardwood floor cardboard packaging may alternatively be used to cover and protect the floors.
Window and Door protruding nails are counter sunk using hammer and punch.
Large window holes receive 2 coats of CGC compound
Window protruding vapour barrier is cut using utility knife
Dap 35 acrylic caulking is applied to all trim to trim, trim to wall, and trim to vinyl cracks.
Superior caulking is applied in the case of crown moulding
Dap Putty is applied to all nail holes by hand
Bare wood is primed with BIN 123 and knots are sealed with oil or alcohol primer
Windows, door frames and doors are sanded
Horizontal ledges including doors and door frame bases are vacuumed
2 coats of Dulux Latex Lifemaster semigloss paint are applied using a 2.5 inch sash brush
Quality control caulking, puttying, and sanding is conducted between coats
Doors are rolled with a 15mm roller
Door hinges and hardware are cleaned
Baseboards are also caulked and puttied

Windows and Doors – (If the floor is not in):

Door 1 foot wall perimeter is poll sanded
Door Hinges and hardware is alternatively taped using 2.5 inch green tape
Doors and door frames get 2 airless sprays (Graco 490) using RAC 417 using Dulux Lifemaster semigloss white or off white
Quality control drip  removal is conducted periodically after coats
Doors and frames are inspected and touched up the following day during daylight
Green tape is removed and hinges and hardware is cleaned.

Closet Shelving Brackets:

Please advise me when the unprimed MDF arrives on the construction site so I may pre sand and pre airless spray it (Graco 490) using Kilz latex primer
Once installed, closet brackets are caulked, puttied, and sanded (Same as windows / doors)
Closet brackets are hand painted using 2.5 inch sash brush using Dulux latex 7700 High Hide white or off white
Construction paper, tarps, or hard wood cardboard is used to protect the floors if the floor is in

Second Prime Check and Quality Control before second coat on walls:

CGC is applied to nicks and drywall imperfections throughout the house a second time
Prime check patches are sanded and spot primed using Dulux Lifemaster eggshell
Baseboards are lightly sanded with 100-120 grit sand paper
Walls get a second 100-120 grit sand paper poll sand
Baseboards and horizontal ledges get vacuumed
Baseboard tops are inspected and re-caulked if needed

Second coat on walls:

Walls get second coat using Dulux Lifemaster eggshell on walls
Bathrooms and laundry rooms get second coat using Dulux  Lifemaster pearl
Brusher cuts a straight line overlapping 1/16 inch on ceilings, door frames, window frames, and baseboards (second coat is not thinned)
Roller rolls using a 15 mm roller within 2 inches to the wall corners and baseboards and 2.5 inches up to the ceiling  (second coat is not thinned)
Roller uses a flood light
Roller removes specks from paint as observed

Baseboards:

MDF sanded down below primer or marked gets primed using Dulux Lifemaster semigloss white or off-white
Baseboards are painted using 10% thinned Dulux Lifemaster semigloss white or off-white
Brusher brushes the baseboards using 2.5 inch sash brush overlapping the walls by 1mm
Paint  spills on floors are wiped off with a clean wet rag
Doors, door frames, and windows are touched up simultaneously

Touch ups:

After move in; paint touch ups are performed throughout the house
A tarp is used as a supply station to protect the floor
Client or builder is encouraged to place 2 inch pieces of tape 3-4 inches beside the painting defects
New drywall nicks are patched, sanded, spot primed, and second coated using a 1.5-2.5 inch sash touch up brush and larger patches are finished with a five inch mini roller
Additional trim pieces are prepped and painted as well
Up to 3 drywall repairs less than 6 inches  squared are performed
Dust and debris is vacuumed.

Exterior Doors:


Exterior (Front and garage) doors may be painted optionally on
